Standard Finishing Services by Shore Modular

DELIVERY & SET:

• Provide Crane and Set Crew
• Set House on Foundation
• Join And Bolt Modular Units
• Finish Roof (raise roof truss system; install shingles, bathroom vent(s), and ridge vent)

PLUMBING:

• All Interior Water and Waste Connections to Foundation Wall (will connect if laterals provided)
• Installation of 50 Gallon hot water heater per specs
• 2 Exterior Hose Bibs per Customer locations
• All Gas Connections where needed
• Washer and Dryer Hookups (Washer Pan provided)

ELECTRICAL:

• 200 Amp Service Panel With Circuit Breakers
• AC/DC Smoke Detectors
• Kitchen and Bath GFI Circuits
• Interior Light Fixtures Per Plan
• Front and Rear Porch Light

HEATING AND AIR CONDITIONING:

• Installation of Standard Forced Air Heating System with Central Air (12 Seer Compressor) per specs and code

EXCAVATION AND FOUNDATION:

• Provide Approved Foundation Plans
• Provide footing and 5 block high (8” Concrete block) foundation per specs
• Remove all trees and clear lot (20 ft. +/- around home)
• Provide rough grade (fill dirt maybe needed)

INTERIOR:

• Strap House together and make weather tight per manufacturer’s specifications
• Install handrails and banisters around stairwells per code
• Finish baseboard and molding where needed
• Install drywall and repair cracks where needed
• Prime all walls coat white paint
• Install R19 Insulation in crawl space
• Seam Carpets and Install thresholds where needed
• Install interior doors where needed

EXTERIOR:

• Install All Siding, metal capping, shutters, and soffit provided with house.
• Install Gutters where needed
• Provide front, side, and rear steps to house per code
• Strap house exterior walls and install sheathing where needed

PLANS, PERMITS, AND WARRANTY:

• Provide Approved Modular Home Plans
• Provide 10 Year Home Warranty
• Provide Certificate of Occupancy
• Obtains Building Permits (Owner pays for)
